Yes. The walls and ceiling have 140 mm of mineral wool, the floor 160 mm of insulation (XPS + EPS), and the windows are double-glazed. The 3–5 kW cast-iron stove heats the space quickly.

The wagon connects to 230 V through an outdoor 16 A socket (IP54). The wiring is also prepared for an easy switch to three-phase 400 V supply.

No. The wagon is newly built, nobody has lived in it and it has not been used since it was finished. You will be the first to live in it.

The electrical installation is completely new to ČSN 33 2000-7-717 and has an initial inspection report with no faults dated 17 July 2026. The stove and flue have their own inspection report. The water and drainage pipes were installed by a qualified plumber, including a pressure test.

No. Nothing to pour in concrete and no long build to wait for. Deliver it, set it down, connect it and move in. The chassis holds it above the ground, so no damp rises into it and the floor is ventilated from below.

The electrical installation is technically prepared for DIN VDE / ÖVE requirements and the stove meets the German 1. BImSchV and the Austrian 15a B-VG. We recommend checking the conditions for placing the wagon on a particular plot with the local authority.

We are glad to arrange safe delivery of the wagon to your land from start to finish: on a low-loader, in one piece, without dismantling and without any building work. Delivery is not included in the base price; we will prepare an exact quote for your specific location.

Yes, all the equipment including the kitchen, bathroom, stove, bed with mattress and lighting. The breakdown is on the Price page.

Inside there are insulated water pipes, an 80 l water heater and complete drainage in the kitchen and bathroom. The pipes slope for easy draining, but if the wagon stands unused through winter frost we still recommend blowing the system through with a compressor. You can connect the wagon to a normal mains supply, or to a pressure pump or domestic water system. Waste water can go to the sewer, a holding tank or a septic tank. The exact connection and waste water arrangement always depend on your plot and on what the local municipal or building authority requires.

No, the wagon is not designed or built for road traffic, but it can be moved from place to place with a tractor or on a low-loader.

Certainly, we warmly recommend a viewing in person. The wagon stands in Lichnov u Bruntálu, Czech Republic. Please arrange a date by phone in advance.
